Do you help clients find a mortgage broker, and if so, how do you choose?

Talking to a good lender is really the first step in the home-buying process, so of course I'm happy to connect buyers and lenders. I like working with true professionals, who have demonstrated that getting the job done right is more important to them than just getting another customer. I always suggest working with someone who'll tell you what you need to know, not what they think you want to hear. (Which can be a little frustrating in the short term, but ultimately does you more good in the long term.) 

 

I usually recommend one of three different mortgage brokers. I try to recommend the one I think will best suit the personality and working style of the buyer. These are people that I trust, and can count on to provide excellent service. I do like to let clients know that we don't receive referral fees or any other direct benefit from our lender recommendations. We DO, however, gain the confidence that a purchase will be as painless and low-stress as possible if your team is built of people who are dependable and focused.

I give my clients the names of several mortgage brokers and have my clients make the decision. The brokers are those who have had relationships with past clients and those clients have been pleased. The brokers come from different banks as some clients have very definite ideas about the financial institutions.

Anne - how much do you personally think the financial institution matters?  Do you think it's primarily about the individual at the institution?

As always I ask clients who they are currently banking with and recommend they start there. If they look to branch out I ask what are there special needs? if any I am able  to navigate there needs to the right lender(s). Why you ask? I meet with lenders everyday and as they unvail new programs daily I try to take away the stress of the search. No not everyone has spcecial needs, if thats the case I have a list of lenders that are more than able to get the job done.

I get all up in my client's business from start to finish.  Choosing a good Mortgage broker is very different from 5 years ago and getting a broker that can get the job done when in a pinch is critical.  Plus each person's circumstance is different so not one broker is good for all.  Liability or not I gotta be there for my clients!

I never tell my clients who they need to use. I'll tell them that if they have a bank/lender they like to talk to them first. If they dont, I'll give them a list of people that I have used in the past. My job is to assist the client with a purchase/sale and to push everyone else in the transaction to stay on track and close the deal. The client runs the show on what lender, title, and inspection company they use.

I began with a list of 10 mortgagors ten years ago.  Today I still use three of the ten I began my business with.  When you build trust with your team over the years, they'll be your go to team members.

First I suggest that they do their homework and research who they feel comfortable in doing business with.n This is a lenghty process and I might have a few to suggest that they find out what the costs would be r=from each and possibley give them some questions to ask the broker. I would never make the suggestion that they use a particular ;broker because that is unethical.  

A good bropker can make the process a very enjoyable experience in the closing on their new home. Or, if not chosen seriously, it could be jsut the opposite.
